Planning Board Notice of Public Hearing

NOTICE OF PUBLIC HEARING

The Francestown Planning Board will hold a Public Hearing on Tuesday, December 6th, 2022, 6:30 PM at the Francestown Town Offices: lower-level meeting room. At the hearing, the following application will be formally submitted to the Board and, if accepted, will be reviewed.:

Case # 22-SD-05 an application for subdivision from Native Construction, LLC (Map 3, Lots 11 & 41) & Philip S. & Sonja J. Way (Map 3, Lot 11-7) for subdivision of

107.8 (+/-) acres of land on Woodward Hill Road. The proposal, if approved, would create:

  • On the west side of Woodward Hill Road, a lot line adjustment is proposed between lots M3-L11 (72.8 Acres) & M3-L11-7 (3.18 Acres), transferring 1.196 Acres from lot M3-L11 to lot M3-L11-7.
  • On the west side of Woodward Hill Road, a 5-Lot subdivision is proposed of the remaining 71 +/-Acres of lot 3-11, creating 4 large residential lots of 10+ Acres each, and 1 non-buildable conservation lot preserving the Hall Conservation Easement.
  • On the east side of Woodward Hill Road a 4-lot subdivision is proposed of lot M3 L41 (33.5 +/-Acres) creating 3 residential lots of 3-4 acres each and one 23.0 +/- acre conservation lot preserving the Hall Conservation Easement.

The property is located in the rural district and contains property in the wetlands & vernal pools, steep slopes, flood plain, and shoreland overlay districts.

The proposed plan was prepared by Fieldstone Land Consultants, PLLC.

If not resolved at this meeting, these matters may be continued to subsequent meetings without further published notice. Interested parties are invited to attend, in person or by agent, to show why this application should, or should not, be granted.
